Does your condo's website meet Florida's 2026 rules?

Since January 1, 2026, Florida condominium associations managing a condominium with 25 or more units must keep a website (or app) with an owners-only area and 18 kinds of documents posted. Answer a few questions and see what's missing.

1. Does any one condominium your association runs have 25 or more units?

The law says "a condominium with 25 or more units." If your association runs more than one condominium and none has 25 units on its own, ask your association's attorney whether the rule applies. Timeshare condominiums are not covered.

2. Does the association have a website or app today?
3. Can owners log in to a private area the public can't see?

The law requires a protected area for owners, and a username and password for any owner who asks in writing.

4. Which of these are posted right now?

"Doesn't apply" is offered only where the law says "if applicable" or where the document may truly not exist.
